December 2025 Housing Market Update: What Buyers & Sellers Should Expect Going Into 2026


As we close out 2025, the Southern California real estate market is finishing the year with a mix of stability, opportunity, and renewed activity. While interest rates have continued to influence buyer decisions, motivated buyers remain active — especially in areas like Irvine, Laguna Beach, Newport, and Temecula.


Inventory is still lower than historic norms, but we’ve seen a slight increase in new listings heading into winter. This is giving buyers more options than they had earlier in the year. Well-priced homes, especially those in move-in-ready condition, are still attracting strong interest and going under contract quickly.


For sellers, the end of the year can be a strategic time to list. With fewer competing homes on the market and serious buyers still searching, properties that show well stand out even more.
